Schedules of condition

A schedule of condition records the state of a property at a particular time. The report includes both a written description of the condition along with supporting photographs. Regalia recommends that a schedule of condition be undertaken under the following circumstances:


  • When an incoming tenant is taking occupation of a commercial or residential premises.
  • Prior to any building works being undertaken which may affect communal areas.
  • If a neighbour, typically sharing walls and structures, undertakes refurbishment or development works.


A schedule of condition will typically detail the following:


  • The properties overall condition.
  • Human-made defects such as damaged plaster or paintwork.
  • Structural defects such a dampness or cracking.
  • Roof structure.
  • Floor coverings
  • Wall coverings


The benefit of having an accurate schedule of condition is that is that it provides a benchmark against which the condition of a property, structure or land can be assed against, mitigating future repair obligations and/or potential claims for damages.
